General Servicing
Why do it?
The air conditioner circulates the air in the room and often serves as an air cleaner to filter off the unwanted dust particles from the collected air before propelling it out from the blower. As the air-conditioner is not a self-cleaning device, the filtering will get less effective over time. Over time, mould and bacteria will grow in the air conditioner. This results in dirty air discharged from the air conditioner, which may trigger many health problems such sensitive nose, asthma, etc. Sometimes, you may notice a foul smell coming out from the air-conditioner.
When to do it?
It is recommended to start general service on a frequently used air conditioner half a year after installation. Thereafter, general servicing should be done every 3 months. For an air conditioner that is not frequently used after installation, general service should start 1 year after installation and half-yearly after the first general servicing.
For air conditioners that are rarely used and have never been serviced, PassionAir will first assess the condition of your air conditioner before proposing the necessary services for your air conditioner. How PassionAir Does It?
1. Wash the front panel cover and flush air filter.
2. Clean cooling coil and clear drainage line
3. Clean blower.
4. Dismantle and clean drain pan.
5. Take temperature readings.
6. Check refrigeration pressure.
7. Test run the system.
Chemical Overhaul
Why do it?
Unlike general service, chemical overhaul involves the dismantling of the whole fan coil unit and chemical flushing of the cooling coil. It is typically done on the air conditioner that is very dirty and clogged up with dust and dirt in the cooling coil. As a result of the clogged, it will often result in the common problems that you see at homes such as water dripping and poor air flow from the air conditioner.
When to do it?
After the first assessment of the air conditioner, PassionAir will then recommend if a chemical overhaul is required. Note that our proposal to you is no obligation and you are free to choose whether to proceed with our proposal or carry out the service that you want.
Typically, chemical overhaul is carried on an air conditioner every half yearly or yearly depending on how frequent the air conditioner is being used.

1. Dismantle fan coil unit.
2. Wash the front panel cover and flush air filter.
3. Dismantle and clean blower.
4. Dismantle and clean drain pan.
5. Dismantle cooling coil and apply chemical treatment.
6. Clean air-con casing.
7. Assemble serviced parts.
8. Take temperature readings.
9. Check refrigeration pressure.
Maintenance Contract (Residential & Commercial)
